June Market Snapshot

Some Market Summary Highlights from May 2012:

Sales surpassed all sales reported for May since (and including) 2008, as well as monthly sales for all but 4 of the last 52 months.

Median sales price continued its climb from a low of $118,000 in January, reaching $145,000.

With the exceptions of properties in the $160k –200k and $500k price ranges, sales in all other price ranges showed improvement over April figures.

Inventory fell back by nearly the 50 units it jumped last month, suggesting we may have reached a ‘hovering point’ of around 3500 listings.

The total number of distressed property listings (short sales & foreclosures) continued its downward trend, with 549 showing in inventory. As a point of reference, in August, 2010 the number of distressed listings reported was 945.
